Many Nice Features, But Not Paradise

点评：Sun City is a thoroughly planned community that offers houses that are modest in size and constructed in mass to minimal code requirements. This keeps the house prices affordable to typical middle income retired people. The overall community is nicely landscaped and maintained, and offers many recreational amenities to residents for a modest annual fee. The houses surround three golf courses (which are open to residents on a pay to play basis) and areas that have been left in an essentially natural condition, with hiking trails running through them. There are plentiful wild animals, including deer that contribute to limiting the type of landscape plants that will survive the poor soil and temperature extremes of central Texas.
The community is planned to have about 10,000 houses at completion, all of which are single family houses on approximate quarter acre lots, except for an assisted living apartment complex that is under construction. There is only one tiny commercial area within Sun City to serve this population, only two restaurants, and no grocery store. Residents must typically drive several miles beyond the community for essential services that are provided elsewhere in Georgetown.
Aside from all being over 55 in age, the residents are typically middle class with a conservative bent, and many are armed forces veterans. As with any group of people, they vary individually in their interests and friendliness. However, there are many organized groups within neighborhoods and the overall Sun City community that provide opportunities for meeting other people with similar interests.
A generalization about the community is that -- for better or worse -- it is a lot like an attractive but autocratically governed military reservation. As others have noted, there are hundreds of rules that are dictated by a "Community Association" that is controlled by the developer with practically no opportunity for input by "ordinary" residents. This system produces a high level of maintenance of individual properties with an associated high level of uniformity. In the interest of "full disclosure," people interested in purchasing homes here should be advised of what they must sacrifice in terms of their personal liberties in order to gain the numerous genuine benefits that are touted by real estate sales people.
